How much does office space in Barcelona actually cost in 2026

Barcelona is one of the most searched cities in Europe for office space right now. Companies relocating from France, the UK, the US, Latin America. Startups scaling fast. Established businesses opening a second base. The demand is real, and so is the confusion around pricing.

Here is what office space in Barcelona actually costs in 2026, broken down by type, by neighbourhood, and including the things that rarely make it into the headline price.

The two markets you need to understand

When people talk about office space in Barcelona, they are usually talking about two very different things without realising it.

The first is the traditional lease market: direct contracts with landlords, usually 3 to 5 years minimum, unfurnished, with fit-out costs on top. This is the route for companies that know exactly what they need and are ready to commit.

The second is the flexible office market: serviced offices, coworking spaces, and managed offices where everything is included in a monthly price. This is where most international companies start, and increasingly where many stay.

The price difference between the two is smaller than most people expect. The risk difference is not.

Traditional office leases: what you actually pay

Headline rents in Barcelona vary significantly by neighbourhood.

In 22@, the tech district in Poblenou, you are looking at roughly 22 to 26 euros per square metre per month. It is modern, well connected, and popular with tech companies and startups, but do not let the "emerging district" label fool you into thinking it is cheap anymore. Demand has pushed prices up significantly over the last two years.

In Eixample, the city's central business district, prices run from 21 to 28 euros per square metre. This is where you find professional services firms, consultancies, and more established businesses. Better address, higher cost.

In Diagonal and Les Corts, home to some of Barcelona's largest corporate offices, expect 22 to 32 euros per square metre for premium space.

These are the base rents. Here is what gets added on top.

Service charges typically add 3 to 6 euros per square metre per month. Property tax is usually passed through to tenants. Then there is the fit-out: for a raw space, budget 600 to 1 200 euros per square metre depending on the finish. Furniture on top of that. A three-month deposit, sometimes six. Legal fees for reviewing and negotiating the lease. And a personal guarantee if your Spanish entity is less than two years old.

Some landlords also require a bank guarantee on top of the cash deposit. This means freezing a significant sum with your bank for the duration of the lease. It is a common requirement for foreign companies and one that catches many teams off guard.

Traditional leases in Barcelona typically run for a minimum of 3 to 5 years, with break clauses that are rarely as flexible as they sound on paper.

On top of rent, maintenance is on you. If the air conditioning breaks, you fix it. If the internet goes down, you sort it. Cleaning is not included. Building insurance is not included.

For a 200 square metre office in Eixample, the all-in cost in year one, including fit-out, deposit, legal fees, insurance, and connectivity can easily reach 150 000 to 200 000 euros before you have hired a single person.

Coworking and private office prices in Barcelona in 2026

The flexible market works differently.

You pay a monthly fee per desk that covers rent, service charges, cleaning, utilities, internet, meeting room credits, and usually reception services. No fit-out, no deposit beyond one or two months, no long-term commitment.

In 22@, flexible private offices typically run 320 to 480 euros per workstation per month. The spaces tend to be newer and design-led, attracting tech and creative companies.

In Eixample, expect 380 to 500 euros per workstation per month for a private office. The neighbourhood commands a premium, but it also delivers better transport links and a stronger address for client-facing teams.

For a dedicated coworking desk anywhere in Barcelona, prices run from 200 to 350 euros per month per person, all-in.

That means a team of 10 in a private flexible office in Eixample will typically pay 3 800 to 5 000 euros per month total, fully serviced, no surprises, out in 30 days if you need to be.

As a rough guide for 2026:

The hidden costs nobody mentions

Whether you go traditional or flexible, there are costs that rarely come up in the initial conversation.

VAT. Office rents in Spain are subject to 21% IVA. This applies to both traditional leases and flexible office contracts. Always check whether the price you are quoted is before or after tax.

Parking. Barcelona has very limited parking in central neighbourhoods. If your team or clients drive, you will either pay for a nearby car park, typically 150 to 250 euros per space per month in Eixample, or accept that parking is simply not part of the equation.

Fit-out reinstatement. In traditional leases, you are usually required to return the space to its original condition at the end of the contract. Budget for it from day one.

Broadband. In flexible offices, internet is included. In traditional leases, it is not. A business-grade fibre connection in Barcelona runs 200 to 500 euros per month.

Broker fees. In the flexible office market, broker fees are almost always paid by the operator, not by you. A good broker will shortlist spaces, arrange visits, and negotiate on your behalf at no cost to you.

What this means in practice

If you are a team of 5 to 15 people arriving in Barcelona for the first time, a flexible private office almost always makes more financial sense in the first 12 to 24 months.

The all-in cost is predictable, the commitment is short, and you preserve the capital and flexibility to make a better decision once you actually know the city, the market, and where your team wants to be.

If you are a team of 20 or more with a clear picture of your headcount for the next three years, a traditional lease starts to make sense, provided you have the cash for the upfront costs and the appetite for the commitment.

The mistake most companies make is not doing the full comparison. They see the headline rent on a traditional lease, compare it to the monthly price of a flexible office, and conclude that traditional is cheaper. The full numbers tell a different story.
